An opportunity to invest in a new venture created to exploit the growing demand for commercial re-fits in major refurbishment and construction projects.

The People
The venture is led by Ivan McKeever, previously CEO of one of the largest companies in that sector, Styles and Wood plc, experienced Construction CEO with proven business building pedigree, turnaround expertise, Private Equity and Plc knowledge. He has proven experience of driving sales, margin and cash improvements in challenging construction markets.

The Financials
2012 financials, aggregated, are Turnover £7,891,000 with GP of £1,971,000. Forecasts for 2013 are Turnover £9,950,000 with GP of £2,965,000. Net Asset Value is £2,800,000.

The Opportunity
The investment will begin with the purchase of two well-established companies offering complementary services to major players in Retail, Gambling, Leisure, Corporate and Public Sectors.
The companies are located in the Thames Valley and north-east of the M25, operating from both freehold and leasehold premises that can cater for business expansion.
Longer term the objective is to grow by acquiring other companies with synergistic profiles operating in sectors which are forecasting good growth for refurbishment projects. An example would be the Health sector which had a buoyant 2012, mostly due to private sector contracts. Going forward, changes to the NHS infrastructure will see more refurbishment and development projects as GP’s take over commissioning duties from NHS Trusts.
Initial revenue growth will derive from leveraging the companies’ combined client base, skill sets and facilities. There is a strong pipeline of projects for both traditional re-fit work and also a growing demand for washroom re-fits, an area which is becoming increasingly important in both private and public sectors, driven by Health and Safety requirements.

Background
The refurb/re-fit sector of the construction market is growing in both private and public sectors and is forecast to be worth just under £8bn in 2016. London and the South East are experiencing the highest growth.
Major drivers include the lack of stock of Grade A office space in London and regional City Centres, the need to meet Health & Safety, Energy and Sustainability standards and the need to get rentable assets back to market quickly and cost-effectively.
